When you are thinking of letting your property, the first step is to obtain an accurate market valuation. Letting out your property can be a great investment and we have found that presenting your property to look its best can mean that you achieve a quick rental at a figure you wish to achieve, for example fresh paintwork and well kept outside spaces make a great first impression, decoration should be kept neutral, reduce any clutter and make sure that all your water connections to appliances, bathrooms, sinks, showers etc are secure.  It is worth paying careful attention to  detail to everything, as you will find this is helpful to acquire prospective tenants.

We will show all prospective tenants around your property at a convenient time either with you or with your current tenants, once we have found you the right tenants and they have agreed to move in, we will take a deposit and apply for credit checks, follow up references and talk you through any potential problems.  Next we will draw up a tenancy agreement which will set out exactly the terms of your contract with your tenants, including any special requirements that you have.  We will then send you and your tenants copies to sign and all you have to do is check, sign it and return to us before the tenancy starts, we will forward a copy of their signed agreement to yourself and to the tenant.  We recommend a specialist inventory company who are completely impartial, they will give you and your tenant a copy of the inventory and will do another inspection at the end of the tenancy to check that nothing is missing or damaged.  Prior to the tenancy starting we will collect their deposit and the first month's rent payment on your behalf, as soon as this money clears your tenants are able to move in.  We are members of the TDS (The Tenancy Deposit Scheme) and every tenancy where we hold the deposit will have the deposit protected by this scheme.  Invariably we will forward the deposit to you, along with the first month's rental, less any deductions for our commission. Where the deposit is returned to the landlord, it is your responsibility to make sure that the deposit is protected with one of the government approved schemes.
